The attorney retained by the Homeowners Association specializes in leveraging California’s non-judicial foreclosure process to forcibly remove individual homeowners. Once title is transferred, properties are converted into investor-owned rentals, shifting control of the community away from resident homeowners.

This practice consolidates power in the hands of a few by:

- Eliminating homeowner voting rights through foreclosure.

- Maximizing investor influence over HOA governance.

- Controlling eviction proceedings for greater speed and minimal homeowner recourse, added financial benefit to those involved in the process.

- Profiting from turnover by facilitating rapid sales to investors for rental conversions.

The result is the systemic displacement of residents, destabilization of the community, and the monetization of members’ personal loss and trauma for the financial gain of a small group of attorneys, board members, and investors.


Additionally, this "Attorney" was also the TRUSTEE. 

This is a clear CONFLICT of INTEREST ignored and encouraged by the Association Board and "Management."

Unlawful Violation Fees & Selective Enforcement

... W hat Every Homeowner Should Know If you live in an HOA-controlled community, you’ve probably received a violation notice at some point. Maybe it was for parking, landscaping, or something as trivial as riding a bike or skateboard. But what happens when these fines are unlawful ? Worse yet, what if they are being selectively enforced? That’s exactly the situation I’m dealing with right now. Im currently looking at two (2) envelopes containing  twenty-one (42) violation notices—each charging me $50—for the exact same alleged infraction. But here’s the problem: The HOA’s 501(c)(4) tax status legally prohibits them from charging arbitrary fines. They can only impose fees that cover the actual cost of repairing damages. If there’s no damage, there’s no legal basis for the fee. The HOA’s CC&Rs don’t support this violation.
