Far more NEFARIOUS than I thought...
In the world of Nonprofit Mutual Benefit Corporations (like your friendly neighborhood HOA) or 501(c)(4)s, certain documents aren’t optional.
They’re mandatory.
Like annual filings with the IRS and the State of California — including one very important one called the Statement of Information.
So what is a Statement of Information and why does it matter?
I’m so glad you asked.
According to TriNet, a Statement of Information is:
“Your first annual report. Periodic filings after the first report update the state with new information about your business that has occurred since the previous filing, such as changes in the entity’s name or address or changes in the names or addresses of its officers, directors, or partners.”
Translation: It’s how the State knows who’s actually in charge.
It’s what keeps business entities accountable and transparent — especially when they’re controlling other people’s money, homes, and lives.
So… why wouldn’t a property manager (or “HOA board”) file it?
Why would they let filings lapse, leave outdated agents on record, or “forget” to update leadership info?
Oh I have some theories.
But I’d love to hear yours.
(Hint: It’s a lot easier to control an HOA like a personal piggy bank when nobody knows who’s legally responsible.)
This is interesting... I know for a FACT, that Samuel Dupuy Goza's properties he used a section out of THIS Association CC&Rs, on the back was a QR CODE and:
Sam Goza
c/o Robert L. Jensen & Assoc.
Villa del Sol
I'm certain none of this is intentional. It's DEFINITELY a "coincidence" that the crack RE "Rental Salesmen" at Robert L. Jensen & Associates, have "forgotten" to file a Statement of Information, and it must've just slipped their mind to remove Sammy Gs name ...
He's been gone, what, a month or more? You understand what this means, right?
Hey, Rachelle! Please understand that Steven Hrdlicka is NOT your atty. You'll need to find your ow... Nevermind.
Please share! I can't stop these people without your help
