➡️The Slumlord Playbook—Rewritten for HOAs

I had called PG&E in Sept. 2024 about an outrageous $1,100 utility bill and requested an investigation into the attic wiring, I asked the rep a simple question:

“Do you show this as an apartment complex? Or a rental property? Because I’m a homeowner. Not a tenant.”

She called "Management" while I was still on the line. And just like that, the investigation was shut down.

“They said it’s fine. There’s only one meter."

Nope, nothing wrong here...

They gaslit me live. While I held the truth in my hands.

The Slumlord Playbook—Rewritten for HOAs

We know how slumlords operate:

  • Neglect repairs

  • Force the tenant to endure 3rd world conditions

  • Blame the tenant

  • Evict them

  • Take them to Small Claims

  • Leave them penniless and homeless

  • [Rinse] and [Repeat]

The evicted? Marked for life. Instant homelessness. And, it's nearly impossible to rent again.

A Foreclosure, on the other hand, raises the points on your interest rate, and the amount you end up paying for the home you settled for? In the end, you could have bought 4 homes of equal value for the same price you paid for one.

But Robert L. Jensen & Associates aren’t only chasing rent checks (it's the fees above and beyond the Association Dues that investors don't mind paying, they recoup that money from their tenants)  they’re chasing deeds.

  • HOA violations = their new eviction notices

  • Non-judicial foreclosures = their court-backed weapon

  • And homeowners = their latest targets

They’re not evicting tenants. They’re destroying lives through foreclosure abuse, all while pretending to “manage” a community.

By turning our HOA into a high-dollar rental complex, they’re chasing evictions AND deeds.

This Is the Model:

  1. Overcharge or sabotage utilities

  2. Ignore maintenance to trigger habitability issues

  3. Issue false violations to intimidate

  4. Create chaos and stall communication

  5. Push foreclosure instead of eviction

  6. Acquire or flip the property under LLC or silent investor—turning it into a corporate rental

  7. Turn the homeowner into a tenant and start the Eviction Mill

  8. Now the homeowner has a foreclosure AND an eviction

  9. The foreclosure required no judicial oversight, now the judgements that you knew nothing about start coming in.

  10. The destruction is neverending...

This isn’t property management. This is corporate foreclosure profiteering, masked as HOA enforcement.

At nearly 65, I am homeless for the first time in my life. My condo seized because the systemic plumbing issues and attic full of black mold wasn't worth fixing, for the HOA, so they took it without sending me a single late notice.

But they aren't going to appropriately remediate that mold, they are going to move in an unsuspecting family, nor are they going to tell the other residents what they are being exposed to. This is unacceptable.

And I’m not staying silent about it anymore.

We need oversight, legal reform, and investigations into HOAs acting as proxy arms of corporate investors using weaponized foreclosures to steal homes from rightful owners. I stand ready to share evidence, documentation, and testimony with a team. But I need your help!

Please help me expose this model before it spreads nationwide (these actors are just as nefarious as BlackRock).
