Now That I'll be Gone...
...at least my kittens will be safe...
On March 3, 2024, I reported tree debris on the roof and a resulting sink back-up issue in my unit at Villa del Sol, 59xx E Shields, Unit 1xx, Fresno, CA 93727. The report was sent to Rachelle Dunne as the agent of service for the Villa del Sol Board of Directors. The Board itself never responded, even though fiduciary responsibility rests with them. While one RLJ employee, Trevor Gregg, also sits on the Board, this dual role creates a conflict of interest, and even in that capacity he failed to reply or take action as a Board member. Andre Nicolette, a former VdS supervisor (now office supervisor), was also aware of the issue. Despite repeated follow-ups between March and August 2025, no resolution was provided. On August 18, 2025, I was told to “contact the new owner,” even though I was still the legal owner of record and had received no delinquency or transfer notices.
I also contacted the City of Fresno Code Enforcement, and Inspector Derek Henderson reviewed the matter, spoke with RLJ management, and then closed the case without resolution. The plumbing problem remains unresolved, with standing water in my sink.
The adjoining condominium, Unit 109, is in various stages of unpermitted construction. According to HOA Minutes, that unit has a foundation issue, and the Board discussed hiring a plumber to run a camera through the line. Approximately three truckloads of concrete were removed from Unit 109, and only a single small barrel was poured back. Based on the condition of the subfloor, it is unlikely the unit is habitable, though RLJ has not clarified occupancy. HOA Minutes also show that work was being done to convert portions of the unit into “offices,” even while the property was on the books for sale following foreclosure. I believe these conditions are directly connected to the ongoing water intrusion and plumbing problems affecting the property.
Thankfully, my days at this pit are over. I didn't get nearly the sweet deal as the Boardies who sold their units at top dollar to investors. I'm sorry I didn't get farther for those left behind. With me gone there nothing and no one standing between the mold, the slime water, everyone and their babies.
